    Frequently asked questions

    How do I activate a plan?
    Sign up as a broker, pick Professionista or Studio and pay by card: activation is immediate, with no approval wait. From then on you can publish your listings.
    What is the difference between Professionista and Studio?
    Professionista (€240/year) includes 10 active listings and 1 Premium: it is meant for the individual professional. Studio (€500/year) includes 50, with 1 Showcase, 2 Premium and dedicated support. Everything else — mandates, NDAs, Subito import, the included Dossier — is the same.
    Are there commissions on sales?
    No. You only pay the annual fee, final price: no commission or percentage on closed deals.
    How do Showcase and Premium listings work?
    A Showcase listing sits at the top of the results with maximum exposure; a Premium one has priority in search results. You can move these slots between your listings at any time; the others stay active with Base visibility.
    What if I use up all the listings in my plan?
    Archive a closed listing and the slot frees up for the next mandate. If you need more room, write to us and we move your account to Studio or to a tailored plan.
    How do buyers get in touch?
    Interested buyers contact you directly from the marketplace. You manage conversations, digital NDAs and documents from the portal, and get notified about active searches matching your mandates.
    Can I import the listings I already have on Subito?
    Yes, without re-entering them: from your dashboard paste the link of your Subito shop or profile and your listings arrive as drafts, with photos, text and price. Review, approve, and they go live. A portfolio of 50 listings imports in about ten minutes.
    How visible are my listings in my province?
    Sherlok has dedicated pages per category and province (e.g. “Bars for sale in the province of Padova”), activated once an area has enough listings. In many provinces of Central and Southern Italy there is no broker yet: the first to join occupies those pages almost alone.
